This adorable pier and beam home in Austin was in need of help. The home’s piers had sunk 2 inches in just one year. The foundation contractor would not return to fix their work. This homeowner called Douglas Foundation Repair to look at the work that needed to be done.
Upon inspection of the existing piers, you can see the interior rebar exposed on the pier side. The rebar should be centered and at least 1.5″ buried in the concrete. All the piers looked similar.
When our expert workers jacked up the wood beams and took the load off of the piers, the piers were not rigid. They could be tilted easily. We dug further looking for the footer.

You can see the shovel under the pier riser. The pier had no foundation at all!
The home owner was tricked to think that he got solid new piers when they were actually faux piers.
We replaced 10 of these piers for the customer using an engineer to design and review the work. The owner will have us back to replace the other piers as his finances permit.
